Policies

Children are always welcome, but please realize the house has not been child-proofed. We feel parents are the best judge of their own children and will use common sense in setting objects/glassware/antiques aside that might be tempting to youngsters.

The maximum occupancy for the main house is 8 persons (in 4 full size beds) and 12 if renting both the main house and apartment.

Some small to medium size pets are allowed with our prior permission. Being a dog owner, we recognize that some pets are part of the family. No cats are allowed due to allergies. An extra security deposit $150 is required for each pet. Extra cleaning due to soiling of the bedding, upholstery, rugs, beyond normal scratches in the floor, broken screen or failure to pickup waste outside the home will incur an additional cleaning charge.

No Smoking inside the house (breaking this rule will result in an automatic forfeiture of your security/damage deposit)

Weekly rentals are from Saturday to Saturday...but please inquire if you need a different schedule particularly during low season. Monthly rentals are for 30 days. Seasonal rentals are as noted.

GUEST RENTAL AGREEMENT

When we have agreed on the dates of your rental, you will be sent by mail or email a formal rental agreement which must be returned to us by the dates noted on the agreement (usually within 10 days of the booking) along with a security/damage deposit check for 10% ($500 minimum). This agreement will also set forth the terms of the rental and conditions of payment. When we receive your signed rental agreement and the security deposit, we will send directions to the house, the location of the key and any information you require.

DEPOSIT & PAYMENT

1/3 rd of the rental fee is due at the time of the reservation, plus a 10% ($500 minimum) security/damage deposit, which will be returned within one month of the date of departure if the house is found in satisfactory condition (less electricity if applicable). Final payment is due 60 days prior to the arrival date.

HOUSEKEEPING

Our rates include a thorough cleaning of the home prior to your arrival and a similar cleaning following your departure. We allow a charge of $75 to cover this expense, which is usually sufficient and is included in our rates. All towels should be washed and returned to the linen closet on the second floor. Please strip beds and leave bed linens on top of the washer for housekeeper to do when you leave. Please empty refrigerator and freezer. Put all garbage in cans along side house. Should the home need cleaning beyond this allowance because of the condition in which it was left, the renter will be responsible for the additional expense and it will be deducted from the security/damage deposit.

CANCELLATION and REFUNDS

Confirmed reservations are non-refundable (even if the final payment has not yet been paid) unless the house is re-rented for the same length of time at the same rate.
If the House IS Re-rented as stated above:
A full refund, minus a 10% handling fee, will be made.
No refund will be made if the cancellation is less than 30 days prior to arrival whether or not the house is re-rented.
Guests are accountable for their reserved dates, regardless of late arrival or early departure.
